APPLIANCES. Landlord provides a refrigerator and microwave in the common kitchenette for tenant use. Tenant understands the lease includes electric service and that additional appliances result in added electric consumption costs levied upon the landlord, and may pose a fire risk.  

Tenant shall not install hot plates, microwaves, toaster ovens or other meal preparation equipment in their office. If the Tenant installs a coffee brewer, it must be a model with an automatic shutoff feature.

Refrigeration of any type, including a mini fridge or beverage cooler, is not allowed without prior written permission from the Landlord. The tenant may seek approval for a mini fridge, and if approved, a $7 monthly consumption surcharge* shall be added to the Tenant's lease amount. Any refrigeration must have a solid (not a mat) drip pan installed underneath. Example on Amazon: https://bit.ly/48RfWvF Drip pans are also available from Landlord at $25. 

*If you had a fridge prior to to Feb. 28th, 2024, a surcharge will not apply, but you must indtall drip protection.

If, at any time, the added electric burden of any appliance causes tripped breakers or overloaded circuits, the Landlord can rescind the the applciance approval and request the removal of personal appliances.
